School zoning lands in Frisco ISD with Lewisville ISD on the western edge depending on section. The Frisco ISD elementary inside the community at full build-out is the easiest sell. Property taxes typically run in the 2.5 to 2.8 percent range once you include MUD and PID assessments, which is meaningfully higher than older Frisco neighborhoods. That trade off is the cost of new construction, deep amenities, and an in-progress town center.
Long term thesis: as the resort district matures, the town center delivers, and tournament traffic compounds the area brand, surrounding residential value should compress upward. Buyers thinking 5 to 10 year horizons are positioning here intentionally. Buyers focused only on next year carry need to be honest about the higher monthly tax load relative to older Frisco product.
