Richwoods is a 500 acre master-planned community in southeast Frisco, sitting between Independence Parkway and Coit Road south of Main Street. With about 1,600 families across roughly a dozen sub neighborhoods, it has been ranked in the top five master-planned communities in DFW for resident satisfaction in multiple years and is now fully built out, which means every transaction is a resale.
Homes are custom and semi-custom on quarter acre lots, which is generous by current Frisco standards where most production neighborhoods are landing in the 50 to 60 foot lot range. Original builders include Drees, Highland, Darling, Britton, and several boutique custom shops. Floor plans typically range from 3,200 to 6,000 square feet, with pricing from the low $600,000s for entry resale up past $2M for the larger custom estates.
The amenity center anchors community life. Resort pool, splash area, fitness center, sport courts, dog parks, and a trail system that connects through mature landscaped greenbelts. Because the community is over a decade old, the trees are mature and the streetscape feels established in a way newer Frisco communities will not feel for another 10 to 15 years.
School zoning is a real strength. Richwoods feeds into well rated Frisco ISD elementary, middle, and high schools, and the consistency of those ratings over the last decade is a major reason resale demand stays compressed. Property taxes typically run in the 2.1 to 2.3 percent range with HOA dues around $850 to $1,000 per year, which is reasonable for the amenity stack you get.
If you want established trees, proven schools, custom-grade construction, and amenity strength without paying gated or golf course pricing, Richwoods is one of the strongest value propositions in southeast Frisco. The trade off is patience: inventory is thin and the right floor plan on the right street can take months to surface.
