Homes are predominantly custom estate construction, with most built between the late 1990s and the 2010s. Pricing typically runs $1M to $4M plus, with the largest estates on the country club frontage and the lake lots clearing $5M in select transactions. Floor plans range from 3,500 to over 10,000 square feet, with most lots between a quarter and a half acre, which is generous by current Frisco and Plano standards.
Starwood Country Club is the central amenity, with a championship golf course, multiple pools, tennis, fitness, and a large clubhouse. Membership is separate from the HOA but a high percentage of residents are members, which means the social calendar effectively runs through the club rather than the HOA.
School zoning splits between Frisco ISD and Plano ISD depending on section, which is one of the more important homework items for any Starwood buyer. Both districts are strong, but the feeder patterns and school assignments matter for resale and for family planning, and they are not interchangeable.
Starwood is one of the best buys in north DFW for executives who want privacy, established custom construction, country club access, and proximity to both Legacy West and The Star without compromising school zoning. The trade off is older construction in some sections, which means buyers should plan on inspection and renovation budgeting more carefully than in a newer Frisco master plan.
